Building Energy Rating (BER) Certificate

A Building Energy Rating (BER) assesses the energy performance of a building on a scale ranging from A to G. In other words, it is just like the energy rating for any household electrical appliance.

BER cert full rating

A Building Energy Rating (BER) certificate can ONLY be obtained by an SEI approved Building Energy Rating (BER) assessor.

 

Who needs a Building Energy Rating (BER) certificate?

New dwellings: The regulations apply to new dwellings for which planning permission was applied for on or after 1st January 2007. Transitional Building Energy Rating (BER) exemptions will apply to new dwellings for which planning permission is applied on or before 31st December 2006, where the new dwellings involved are substantially completed on or before 30th June 2008.

New Non-Domestic Buildings: The regulations apply to new non-domestic buildings for which planning permission was applied for on or after 1st July 2008. Transitional Building Energy Rating (BER) exemptions will apply to new non-domestic buildings for which planning permission is applied on or before 30th June 2008 provided the new non-domestic buildings involved are substantially completed by 30th June 2010.

Existing Buildings (dwellings and other buildings) when offered for sale or letting on or after 1st January 2009.

How a Building Energy Rating (BER) certificate can affect the value of your home?

Just like for domestic appliances, the higher the rating, the higher the value. But also, a higher the Building Energy Rating (BER) implies higher electricity and gas savings. In other words, a dwelling with higher Building Energy Rating (BER) is more likely to attract attention and potential buyers, if this is the case.
